Best Personal Concession Comfort

I am trying to build a personal concession home with maximum comfort for sleep bonus. Does anyone know if an inn would provide better comfort with a good bed and counter, or if the cottage would be better with two beds?

56 is max in house or tavern. Salankedr +Wingu (normal quality)

It does not matter what you put in a concession sleep spot. Only the best comfort, best prestige, etc. counts towards the final total.

You are better off, material for material, building an inn. They have a base comfort number.
